Overall Job Summary
This position is responsible for the strategic management and compliance oversight of Tractor Supply Company’s (TSC) real estate portfolio. The role ensures financial accuracy, contractual compliance, and operational readiness through expert analysis, risk assessment, and cross-functional collaboration.
Essential Duties and Responsibilities (Min 5%)
- Proactively interpret and communicate additional key lease obligations to other impacted SSC departments including: Accounting, Tax, Legal, Finance, Facilities, and Store Operations. Develop and maintain lease Term Sheets and Repair & Maintenance summaries that provide guidance to cross-functional teams to ensure operational alignment and compliance with contractual obligations. Communicate all lease terms and coordinate with the store manager and district manager to communicate site specific obligations.
- Lead the review and abstraction of complex lease agreements, amendments and other legal documents, ensuring accurate interpretation, data entry and integration into the enterprise lease management system and oversee the governance of lease data to ensure integrity, compliance, and reliable reporting that supports executive decision-making.
- Proactively monitor and report all lease critical dates, options, insurance renewals, receipt of deliverables, etc. and provide risk alerts and recommendations to management to prevent missed obligations and ensure enterprise-wide compliance.
- Proactively interpret and communicate key financial obligations of TSC to it Landlords (Rent, Escrows, Tenant Improvement Allowances, etc) and ensure timely and accurate commencement and ongoing payments in compliance with the financial terms of the agreements.
- Lead comprehensive audits of CAM, real estate tax, insurance, and landlord billings. Identify discrepancies, negotiate resolution strategies, and provide authoritative recommendations that prevent financial loss. Partner with Accounting to oversee accurate and timely processing of multimillion-dollar leasehold obligations. Communicate additional details as required, prepare appropriate payment/credit transactions, and update all records to document the final resolution.
- Serve as primary point of escalation for Store Operations related to landlord disputes, municipal/zoning violations, condemnations, lender requests, etc. Analyze lease provisions and underlying documents to interpret rights, formulate resolution strategies, and advise senior management on optimal courses of action. Provide recommendations for resolution to the department Manager and/or Director to assist in the determining of the best course of action and analyze/communicate TSC's position and take actions necessary to ensure all lease obligations are met.
- Evaluate the circumstances causing the issues and assist in the resolution of any disputes related to Landlord’s failure to perform all of Landlord required repairs and maintenance at the stores. Participate in the formulation of and execution of a plan of action, including the issuance of any Lease required Notices and coordinate with the Facilities team to ensure the proper completion of all needed repairs.
- Analyze and finalize all due diligence necessary to prepare and issue Estoppel Certificates, Subordination, Non-disturbance, and Attornment Agreements (SNDA) and other contracts for execution. Evaluate legal and financial risks, recommend mitigation strategies, and ensure documentation protects TSC’s interests.
- Negotiate or escalate as needed for resolution of any Landlord issues arising from the store relocation or closure process. Balance business objectives with contractual protections, escalating strategically to safeguard TSC’s financial and operational interests.
- Validate, confirm and perform other various lease compliance functions such as annual sales reporting, percentage rent compliance, collection of Tenant Improvement Allowance and other funds owed to TSC by Landlord.
- Problem solve with cross-functional team to negotiate or escalate as needed to obtain Landlord approvals and appropriate documentation related to store Initiatives and Special Events held at stores to ensure protection of TSC's interests.
Required Qualifications
Experience: 3+ years’ experience in lease administration, property management, paralegal, corporate compliance, or business management.
Education: Bachelor’s degree in related field. Any suitable combination of education and experience will be considered.

- Ability to work independently, prioritize tasks and coordinate multiple projects.
- Work effectively under tight deadlines.
- Strong process orientation with excellent organizational skills and thorough attention to detail (natural propensity to get into the details).
- Working knowledge of commercial real estate law and accounting - (preferred).
- Database management knowledge - Lucernex and SAP - (preferred).
- Proficiency in Microsoft Office – Medium proficiency with Excel and Word.
