Director, New Store Development (Construction)
Overall Job Summary
Location | Nashville, TN - This role will be based out of our Store Support Center - relocation is required for non-local candidates and relocation assistance will be provided.
In-Office | This role will be on-site coming into the office except for when travelling.
The Director of New Store Development is responsible for the new development of all fee and self-development TSC locations. The role will be responsible for the entire life cycle of the construction project from land acquisition, budgeting, design and construction. They will be responsible for building out the new development team. In addition to construction of the buildings, this role will be heavily involved in the strategic sale - lease back program. This key leadership role must be an expert in all facets of new store construction.
Essential Duties and Responsibilities (Min 5%)
- Oversight of large-scale fee or self-development program which includes 50 + new builds per year with at least $200 mm in capital management.
- Work with key stakeholders and other cross functional departments to deliver projects with an ability to conduct project meetings and presentations to leadership. Also, create a collaborative environment that facilitates interactions between all internal and external partners to ensure project consistency.
- Build the development budgets for all new construction projects prior to real estate committee.
- Review site conditions including storm water, wetlands, and other conditions that could lead to significant project cost overruns.
- Build project check lists, milestone schedules and other project management templates.
- Work directly with legal and real estate in support of offer letters, letter of intent, and land closings.
- Coordinate and obtain all entitlements.
- Financial analysis of all project costs – including a budget review at the completion of each project to look for value engineering opportunities. Review all construction pay applications before processing payments
- Work directly with Finance/Legal on sale – lease back locations and 1031 exchanges.
- Work with the Architect team on building design and procurement of all owner supplied FF&E.
- Prepare all close out documents for turn over to OPS/Merch at the end of construction.
- Create a close-out process with Service Channel and the Facilities team so we will have documentation of all store warranties and long-term maintenance requirements.
- Build, manage, train & develop Fee development program and team.

Qualifications
Preferred knowledge, skills or abilities
- A strong understanding of the entire development process from land acquisition, due diligence, site design, construction, and project close out.
- Technical knowledge of architecture, various engineering disciplines, and site/building construction.
- Experienced in reading/understanding of construction documents, contracts, geo techs, and Phase 1 & 2 documents.
- Analytical thinker, complex financial acumen, and attention to detail with focus on the real issues.
- Must have experience working with and managing third party brokers, landowners, consultants, government officials, and contractors.
- Strong communication, problem-solving, and interpersonal skills.
- Ability to prioritize tasks & have a detail-oriented approach to work
- Proficiency in Microsoft Office.
