Director, Real Estate
Overall Job Summary
The Director of Real Estate has direct responsibility and accountability for identifying, researching, negotiating and securing by purchase or lease, new store sites in a defined territory. Presents potential sites for approval by TSC Real Estate Committee. Participates in planning of new store expansion within specified territory. Responsible for coordination of new store development activities among involved departments, including Real Estate, Construction, Legal, Operations, and Research. High profile input to Real Estate Committee. Key player in implementing stated new store expansion for the company.
This position requires approximately 75% travel.
Essential Duties and Responsibilities (Min 5%)
- Plan, organize and prioritize efforts to obtain new store expansion goals within territory. Identify and pursue viable market opportunities. Direct external resources (brokers and developers) as needed to help execute plans. Establish and maintain working lists of potential and viable markets, existing opportunities, and status of those.
- Travel extensively within territory to maintain working knowledge of markets, competitors, retail activity and to identify opportunities.
- Prepare and negotiate letters of intent with prospective sellers or landlords on targeted sites. Research and prepare sales and cannibalization projections, site plans, competitive information, proforma financial information and all necessary information as required to present to REC for approval.
- Coordinate intra-departmental efforts to execute and complete new store projects.
- Develop and maintain qualified broker and developer relationships for new store projects. Develop and maintain relationships with other sources of property and other retailers that may have potential sites available for TSC stores. Attend and actively participate in ICSC events.
- Special projects and other departmental duties as directed by VP Real Estate.
Required Qualifications
Experience: 7-10 years in an active retail store site selection and deal making role. Past supervisory experience preferred. Direct field experience required. Past accountability and success in achieving company expansion goals across metrics of productivity, timeliness, cost and quality of all work. Existing knowledge of active developers, brokers, and other retail real estate professionals. Fluency in all related terminology and practices. Ability to grow into a position to hire and direct additional internal and external resources as a leader. Exceptional organization negotiation, presentation, analytical and project management experience and capabilities. Strong drive for results is essential.
Education: Bachelor's degree required. Preferred in business, law, marketing, geography or other or real estate related field. Strong, current working knowledge retail chain store real estate growth activities. Any suitable combination of education and experience will be considered.
Preferred knowledge, skills or abilities
- Knowledge of active developers, brokers, and other retail real estate professionals.
- Knowledge of related terminology and practices.
- Strong organizational, negotiation, presentation, analytical, and project management skills.
- Proficiency using Microsoft Office.
- Architectural plan-reading skills.
- Working knowledge of typical mapping, analytical, and sales projection tools.
- Understanding of retail leases, letters of intent, purchase agreements, and other applicable real estate documents.
