Director, Store Construction

Overall Job Summary

The Director for Store Construction is responsible for directing a team of six to eight Construction Project Managers, Assistant Project Managers, and Construction Coordinators to deliver the yearly company directed goals for all TSC new stores (~80), relocations (~10), remodels/expansions (~200), all PetSense new stores (~20), and all other asset actions (200+) for his/her respective territory (half the country).

Essential Duties and Responsibilities (Min 5%)

  • Responsible for all oversight and operations associated with the construction of new stores, remodels, and expansions for TSC and PetSense for his/her respective territory.
  • Manage, train & develop all Construction Project Managers, Assistant Project Managers and Project Coordinators as needed to review and approve plans for new-build or renovation projects, solicit and reviews bids, negotiate with contractors, etc.
  • Provide oversight for quality standards, construction timelines, budgets, etc. This includes managing national account vendor relationships to ensure correct pricing, quality, and performance across all project types.  It also includes, driving continuous improvement through ongoing evaluation of current processes & building/site design, and implementing best practices through keeping current on industry standards, attending conventions and meetings with peers in the industry.
  • Work with key stakeholders and other functional business units to deliver on a diverse portfolio of project types with an ability to conduct project meetings and presentations to leadership.  Also, create a collaborative environment that facilitates interactions between all internal and external partners to ensure project consistency.
  • Work with outside architect to manage/update our standard criteria plans (SCPs) for TSC and PetSense to deliver consistency and quality across all project types.
  • Responsible for approval of pre-construction estimates & budgets, as provided by construction project managers for all projects.
  • Responsible for continuous vetting of our general contractors, architects, civil engineers, etc., via our Scorecard process.
  • Oversee the construction bidding process and approve the award of all projects. Manage construction contracting in accordance with Tractor Supply’s contract process/policies.
  • Conducts periodic site visits, ensuring that projects are completed as designed, in compliance with accepted plans and specifications, and on time and within approved budgets.
  • Create reporting to ensure that store openings, internal and external KPIs, and budget targets are met.
  • Responsible for tracking and reporting on key metrics (i.e., financials, schedule, issues with mgmt., etc.) and communicating findings to leadership.
  • Approve all invoices and change orders above Construction Project Managers approval limit.
  • Review weekly reports and on-site job cameras for project schedule issues and report findings to leadership.
  • Review weekly service channel reports and address issues as needed with construction project managers.

Qualifications

10+ years of experience is required
Any suitable combination of education and experience will be considered.

Preferred knowledge, skills or abilities

  • Significant experience with self-development, build-to-suits, and direct contract retrofits.
  • Knowledge of commercial construction methods, cost estimating, contract documentation, entitlement processes, etc.
  • Ability to review full sets of plans and do basic sketching
  • Ability and proficiency in Microsoft Office software
  • Demonstrate strong leadership, negotiations, communication, problem solving, and interpersonal skills
  • Ability to self-motivate, work with a sense of urgency, and to prioritize tasks
  • Display a detail-oriented approach to work
  • Ability to positively handle conflict
  • Capable of working in a cross-functional environment
